If you ask five people with a commercial roof coating on their building about maintenance, they will each probably give you similar answers: Repairs are extremely simple, and extremely rare. This is because commercial roof coatings are a very simple roof system; rather than having multiple layers like other systems, commercial roof coatings have only one thin, seamless layer. There are no fasteners, no seams, and no special features around protrusions because the material is self-flashing.
Preventing Problems Through Simplicity
The simplicity of the system means fewer things can go wrong. Fewer chances for leaks or repairs mean you get fewer leaks and repairs. A commercial roof coating system simply decreases the odds of needing a repair, which makes your life a lot easier.
Commercial roof coatings aren’t a miracle product, though, and they do still occasionally require repairs. The good news is when you have to make repairs to the coating on your roof; it’s extremely simple to do so. The most common repairs involve a tear in the coating or a gap in the coating. A tear could be the result of any number of things, but a gap is usually the result of an error made during installation. Periodic roof inspections are the best way to find these problems before they turn into major leaks.
Properly Maintaining Commercial Roof Coatings
If you have a tear or slit in the coating, you can fix it with a rag and a tube of caulk if it’s small enough. Simply wipe of the area around the torn coating with a rag and fill in the tear with caulking that matches the original material of the coating. You’ll want to smoothen out the caulk with your finger. If the tear is too large for caulk, you can repair it with any coating left over from the installation, or order a small bucket of coating from us.
The same repair method can be used for gaps in the coating if they are small. For larger gaps, you may also need fabric. In this case, apply coating to the fold, then lay the fabric in the coating, and then apply a second layer of coating over top of the fabric. Make sure there are no strands of fabric exposed as they can wick water into the system.
