At Progressive Materials, we know your roof is a major investment — and one you want to protect. Our top-quality products and robust warranties are designed to give building owners peace of mind. But what happens when your silicone roof warranty is nearing the end of its term? Do you have to start from scratch? The good news: your warranty can be renewed, and the process is much easier than you might think.
Let’s break it down.
Understanding PM’s Roof Warranties
PM offers renewable silicone roof warranties in 5-, 10-, 15-, and 20-year terms — each backed by our Certified Licensed Applicators (CLAs). These warranties help ensure your roof performs the way it should over time, reducing the need for costly repairs and minimizing disruption to your operations.
The length of warranty you receive depends on the amount of coating applied. For example, a TPO roof requires 20 dry mils of silicone for a 5-year warranty, while a 20-year warranty calls for 35 dry mils. If you’d like to see full coating specs by roof type, check out our Silicone Coverage Guide here.
Choosing the Right Term
We asked Jeff Romero, our Technical and Education Coordinator, how PM helps building owners choose the right warranty length for a silicone roof.
“It really depends on your goals,” Jeff told us. “If someone owns a strip mall they plan to sell soon, a 5-year warranty might make sense. On the other hand, someone who wants to pass down a manufacturing facility to their children may want that 20-year term.”
Bottom line: Our flexible warranty terms are designed to fit your situation — today and tomorrow.
Renewing Your Warranty
So what if your silicone warranty is ending but your roof is still in great shape? You’re in luck — PM warranties are fully renewable.
Here’s how it works:
- Reach out to your local Regional Manager.
- They’ll connect you with a CLA to perform an inspection and core cuts.
- If your coating thickness is within range, the contractor will apply a thin layer of silicone to bring the roof back into spec.
From there, you can choose any warranty length you want — 5, 10, 15, or even 20 years — regardless of your original term. Whether you started with a 5-year warranty or a 20-year warranty, you have full flexibility moving forward.
What If I Sell the Building?
Good question — and another area where PM stands out. Our warranties are transferable. If you sell your building mid-term, the new owner can easily take over the remaining warranty period. Even better, they’re eligible to renew it once the term ends.
Conclusion
Your roof is built to last — and your warranty should be too. At Progressive Materials, we’re proud to stand behind our coatings with renewable, flexible, and transferable warranties. Whether you’re looking to extend protection for a few more years or decades to come, we’ve got your back.
