When is a Roof Restoration the Way to Go?
If you read last week’s blog, you know that, in most cases, roofs can be restored as opposed to being replaced. This is great news for contractors and building owners alike! Roof restoration has major time and money saving benefits. As always, you’ll want to consult your Regional Manager if you have questions about whether a restoration is right for you, but the majority of commercial roofs we see are eligible for PM Silicone restoration.
PM silicone roof restorations are nice because, among other things, they are versatile. You can coat over almost any substrate including single ply, concrete, metal, EPDM, modified bitumen, and gravel built up roofs, to name a few. Additionally, there is very little prep work for silicone roof restorations. In most cases primers are unnecessary. Most substrates simply require a power washing to prepare the roof. This makes silicone roof restoration a great solution for almost any roof. So to answer the question, “When is a roof restoration the way to go?” – nearly every time!
A few additional benefits to silicone roof restoration as opposed to roof replacements are:
No Tear-Off
One obvious, but sometimes forgotten-about quality of roof restoration, is that you don’t have to tear off an old roof to do it. It some cases, you may have to replace parts of a roof, but most of the time, you’re coating over the existing roof. This saves time, money, and landfill space!
No Gap in Coverage
Let’s not forget that with a roof tear off comes a building without a roof. If this process is elongated or goes awry, the building can be left exposed to the elements for days or weeks. This will create the potential for huge liability for you and/or the building owner! Silicone is applied directly to the existing substrate alleviating this issue completely.
Smaller Crews
Most PM silicone restoration jobs use just a 3 – 6-man crew. As long as the weather is dry, typical jobs are finished in just a few weeks. Cutting back on crew size and time spent working on the roof drastically cuts down on the total cost of the job. This, backed by an available 20-year watertight warranty, makes PM silicone roof restoration a very strong option!
